A new co-housing project in Schaerbeek
Close to Schaerbeek station, you’ll find a forgotten piece of Brussels' history. As you walk past the peaceful Huart Hamoir Park, you might not notice it at first, but behind a stately Belle Époque facade stands the impressive old factory of Chocolat Meyers. Its generous spaces, abundant daylight and calm atmosphere make it a wonderful place.
A new co-housing community is taking shape here, with plenty of space for greenery. In the front building, with its characteristic Brussels architecture, and in the old chocolate factory at the back, a group of future residents will create a shared living environment that combines privacy and connection. The project includes nine independent apartments, ranging from one to four bedrooms, and two office spaces (or artist’s studio, doctor’s practice, …) of about 47 and 80 square metres.
Common areas will form the heart of the community: a large living space, a guest room, laundry room, co-working areas, bicycle storage and layered gardens that offer places to meet or be alone. The front building is already in good condition, while the factory will be carefully renovated to preserve its industrial charm.
Architectural plans are complete, and the city has responded positively to the project. The next step is bringing together kind-hearted people who want to be part of this story. That yet-to-be-formed group will be in the driver’s seat, steering the project and making the key decisions. At the same time, an experienced architect, who has guided many co-housing projects before, will be there to support and advise the group all the way to completion.

The purchase prices have been determined by a certified appraiser and are fixed based on the actual value. We don’t work with higher or lower bids. This way, we avoid bidding wars and can focus on putting together a harmonious community.
The renovation costs have been carefully calculated by the architects but may still vary depending on your choices. There is also a distinction between renovation up to shell stage and renovation up to a fully finished result, allowing you to choose to handle the finishing yourself if you wish.
The purchase and renovation prices include a share of the common spaces such as the co-working area, large kitchen, guest room, laundry room, bicycle storage, gardens, and more.
The apartments in the front building are already largely finished. As a result, the purchase prices there are somewhat higher and the renovation costs lower. Prices are, of course, excluding notary fees and taxes.

This used to be the Chocolat Meyers factory, a well-known chocolate brand with fans all the way to Paris. Beautiful hand-drawn ads made mouths water with names like Moderne Meyers (dark chocolate with almonds), Le Croqça, Miela Meyers (dark chocolate with honey), and Pailleté Meyers.
But don’t bother running to the store for a bar of Meyers chocolate. The brand disappeared years ago, leaving behind only its grand old factory, now standing empty. As you walk through it, the large factory windows and faded advertising murals bring back echoes of a bygone era.

I’m Senne Dehandschutter, a filmmaker and visual artist (LichtZoekers.info), and I would like to live in the cohousing myself. With the support of my brother Uldrik, I bought the site. Over the past months, we’ve cleared out and stripped the factory, so it’s now ready for renovation. Together with the architect, we conducted a thorough feasibility study in consultation with the municipality of Schaerbeek. The outcome was positive. In short, we’ve built a solid foundation to move forward from.
I’m now focused on forming a warm and harmonious group of future residents who want to join forces and take part in the project. This group will make the final adjustments to the plans and take the last decisions. Together, I want to transform the building into a unique cohousing space. A great place to live.
